The typical office contract term in Singapore is two years and you should consider relocating your office on a regular basis.

On the other hand, various companies are actively working to realize work style transformation, but there are many requests to renovate offices that are more comfortable to work in when they move.

In addition to work style transformation, office rents in Singapore are said to increase by 130% in the future, which is quite high compared to neighboring countries, and efficient space use is required.

We conducted a fact-finding survey on work style transformation at the Singapore branches of Japanese corporations, bringing to light considerations in the promotion of Work Style Transformation and office renewal.

Summary

1. Current office attendance rate and desired future attendance rate

About 60% of all respondents answered that they are currently at the office 90% or more of the time.

Although workstyle reforms for the new normal era are being established, it appears that non-location-bound workstyles like remote work have yet to fully permeate.

While currently the office and home are the main places of work, some respondents also said that in the future they would like to work from cafes, coworking spaces, or satellite offices.

2. Presence or absence of plans for office expansion, reduction, relocation, etc.

About 60% of all respondents said their companies had plans to increase floor space, about 20% said they had plans to reduce floor space, while about 80% said they had plans to relocate or renovate. Reasons for increasing floor space included business expansion and cramped conditions, and reasons for decreasing floor space included surplus space due to the spread of remote work. High rent appears to be a factor that hinders the spread of remote work and other workstyles that are not bound by location.

3. Current issues related to remote work

For issues related to the spread of remote work, common answers were difficulties in the preparation of the remote work environment, the provision of monetary assistance to employees in establishing a remote work environment, and management of employee's work status.

In addition, about 25% of respondents felt that utilizing unused office space was an issue, while about 25% of respondents answered that they want to establish remote work, but they have not been able to.

4. Measures at the office

Conference room reservation systems and video conferencing systems were relatively common among the respondents’ companies.

Meanwhile, many measures were selected as desired for implementation, such as benefits like cafes and vending machines, digitization of huge amounts of paper documents, reconsideration of layouts and facilities, and ABW.

For renovations to the office environment, businesses such as as interior decorators, construction companies, and consulting firms are candidates for consultation.

5. Points focused on when selecting an office renovation provider

More than 30% of respondents said they placed importance on cost control, quality and workmanship, whether an IT solution includes the implementation, and the experience of the provider.

In addition to emphasizing cost, quality, and office workmanship, the respondents look for providers who can provide overall management (cost management, schedule management, etc.) including IT implementation (IT environment construction such as Internet and PC arrangements).

This may because when placing orders with different companies, such as outsourcing office construction to a local business and IT infrastructure construction to a usual vendor, the burdens of ordering and process management could more than double.

Summary of Recent Office Trends

Along with the renewal of offices, the number of companies who are also renovating their IT environments and internal facilities is increasing.
